Project must have a Binding Offtake Agreement (PPA), a minimum 1.2x DSCR potential, and an Appraisal showing 120% or more of the total project cost.

True Non-Recourse Debt
The liability for the debt rests exclusively with the project's SPV. No personal guarantees are required from principals, providing essential protection for your corporate balance sheet.

The Equity Balloon Requirement (25%)
The client secures 25% of the total cost in cash equity, which is placed in a non-interest-bearing Custodial Account. This acts as high-quality collateral that is shielded from construction risk.

$50 Million USD Minimum Project Size
This program targets large-scale, viable projects only. Projects must demonstrate a minimum total project cost of $50M USD to be considered for submission.

Fixed, Competitive Interest-Only Rate
Lock in predictable costs immediately with a fixed interest-only rate on the debt portion. The funds advanced against the equity reserve carry 0% interest.

Senior Debt Financing Phases

Phase 1:
Client submits core documents: Financial Model and initial Feasibility Study. We pre-screen to ensure the $50M minimum cost and 1.2x DSCR potential are met. The lender issues a Letter of Intent (LOI). Upon acceptance, the due diligence phase formally begins.
Phase 2:
Client provides all third-party reports, including the Appraisal (120%+ value) and Market Studies. You must finalize the binding Offtake Agreement (PPA). Once verified, the lender issues the Rate and Term Sheet.

Phase 3:
The sponsor must secure all final permits and confirm all Devex is funded. Critically, the secured 25% Equity Balloon must be deposited into the non-interest-bearing Custodial Account. The loan is then formally closed.

Phase 4:
Construction starts with oversight by a Cost Consultant. Funds are disbursed monthly, with invoicing provided in arrears. The client benefits from quarterly interest-only payments for the first four years, converting to a 25-year fixed-rate permanent note.
